What Causes Foundation Settlement

Expansive Soil

Expansive soils such as clay are highly affected by the water table. If heavy rainfall or drought occurs, the soil supporting your foundation will expand or contract, often in a non-uniform manner. This causes portions of your home to settle.

Extensive Backfill

When homes are built on improperly compacted soil, or soil that sits on top of decomposable backfill, settlement is almost sure to occur.

Poor Drainage / Plumbing Leaks

Improper drainage is a leading cause of foundation settlement. This could be due to a plumbing leak, improper gutter drainage, or the natural landscape of a yard. Houses near running water or at the bottom of hills are especially at risk.

Tree Roots

Homeowners often think that tree roots push the foundation upward. While this is possible, more than likely, if settlement occurs near a tree root and there is no visible evidence of upward movement, tree roots are actually having the opposite effect. That is, trees consume vast quantities of water. Trees located near a foundation may pull water away from the soils that support the house and thus cause settlement.
